For sellers (brokers, developers, project developers, owners), we provide access to over 16,938 qualified investors with 449,754 detailed search profiles – without public listings and without commission sharing.
How current is your data?
Our investor data is maximum 12 months old. We maintain continuous exchange with our investors and regularly update profiles. Investors can adjust their search profiles at any time. With each interaction (exposé request, feedback), the profile is automatically marked as active. Inactive profiles are prompted for updates after 12 months.
Is OFFMARKET24 GDPR compliant?
Yes, OFFMARKET24 is fully GDPR compliant. All investors have actively agreed to our privacy policy and given their consent to be contacted by sellers. Your data is stored exclusively on servers in Germany (Hetzner, Falkenstein). You can request information about your stored data or request its deletion at any time.
Does OFFMARKET24 also broker properties itself?
No, OFFMARKET24 is not a brokerage firm and does not broker properties. We specialize in developing and operating an online platform that connects sellers with qualified investors. The actual transaction (negotiation, notary appointment, purchase contract) takes place directly between seller and investor. Optionally, we offer transaction management as an additional service. However, we cooperate with HausHirsch GmbH, which can provide traditional brokerage services if needed.

Are you connected to onOffice, Propstack or Flowfact?
Yes, OFFMARKET24 integrates seamlessly with your existing broker software. With onOffice, Propstack, and Flowfact, we function as an additional portal: Inquiries from investors are automatically created as leads in your CRM – with all contact details and information about which property the investor is interested in. Integration takes only a few minutes and requires no technical knowledge.
What does "Slots" mean?
A "Slot" corresponds to one active property that you can offer to investors via OFFMARKET24. Depending on your chosen package, you have a certain number of slots available. Example: With 5 slots, you can actively market up to 5 properties simultaneously. Once a property is sold, you can deactivate the slot and use it for a new property. There is no time limit per slot – your properties remain active until you deactivate them.
Are my properties stored?
You have full control over your properties. You decide which properties to create, activate, deactivate, or delete. OFFMARKET24 maintains a record of which investors received your offers – this is important for your documentation and potential commission claims. You can export all property data at any time.
How do I offer a property?
Creating a property takes only about 3 minutes: Enter the key data (location, property type, price, area, yield) and optionally upload images. Our matching algorithm immediately analyzes over 40 criteria and shows you matching investors. You select which investors to send an anonymous teaser to. These emails go out every Tuesday. Interested investors can then request an exposé.
What happens if no one wants to buy my property?
With our weekly email campaigns, you receive detailed feedback: How many investors opened the teaser? How many requested an exposé? Based on this data, you can optimize your offer – for example, adjust the price, add additional information, or expand the target audience. Our team is happy to advise you on optimizing your offer strategy.
Do I have to share my commission?
No, OFFMARKET24 does not require commission sharing. You keep 100% of your broker commission. Our business model is based on monthly membership fees, not transaction fees. This means: No matter how many deals you close through our platform, your commission remains entirely yours.

How can I submit or update my purchase profile?
You have two options: Either send your purchase profile by email to suchprofile@off-market24.com, or use our online form on the purchase profile page. Our staff manually enter your profile into the system, ensuring maximum detail. For changes (new regions, changed budget, different property types), simply send us an updated version. Registration is free.
How detailed are your purchase profiles?
Our profiles are significantly more detailed than market standard. Beyond classic factors like location, price, area, and yield, we capture over 40 additional criteria: Property condition (new construction, existing, renovation), usage type (residential, commercial, logistics, hotel), lease terms, vacancy rates, heritage protection, development potential, ground lease, and much more. The more detailed your profile, the more precisely matched the offers you receive.
Who can see my data?
Your data is protected and not publicly accessible. External parties have no access to our database. Only verified sellers (brokers, developers, owners) with an active account can see that your company is registered in our database – initially only the company name. Your complete contact details (contact person, email, phone) only become visible when you actively express interest in a property, e.g., by requesting an exposé.
Where do you get investors and search profiles?
Our investor network with over 16,938 investors and 449,754 search profiles was systematically built over years. All profiles are manually entered and qualified by our staff – there are no automatic imports or scraping. We acquire investors through industry events, referrals, direct outreach, and our reputation in the market. The exact details of our acquisition strategy are trade secrets.
How often will I receive offers?
You receive once per week (every Tuesday) a curated email with properties that match at least 75% with your purchase profile. Unlike classic portals, you won't be flooded with irrelevant offers. Each email contains only handpicked properties that truly match your criteria. The average open rate of our investor emails is 51% – a sign of the high relevance of our offers.
